Rating Process
The GreenPoint Rating process is a non-invasive physical examination of building systems, structures, materials and components to assess energy and water efficiency, indoor air quality, resource efficiency of materials and construction methods, and construction quality. The rating process is not intended to be technically exhaustive and should not be relied upon to identify potential construction defects.
What are Green Points?
The points in GreenPoint Rated correspond to recommended green building measures in Build It Green's New Home Construction and Multifamily Green Building Guidelines. Point values are assigned based on their benefits to the homeowner and the environment and reflect construction practices that exceed California's building and energy code requirements. Any eligible project that achieves the minimum of 50 total points and meets the category-specific point thresholds earns the right to bear the GreenPoint Rated label. Builders that exceed this minimum are rewarded by a higher grade on their projects.
Ratings are performed by Certified GreenPoint Raters, independent professionals who are trained and certified by Build It Green. They are prepared to team up with the builder to maximize home performance and green features and compile supporting documentation for the rating process. The rater submits verification results on the client’s behalf to Build It Green.
How much does it cost?
Fees for conducting a home rating are negotiated directly between the GreenPoint Rater and client; Build It Green does not set Rater fees. While every project is unique, surveys show that basic rating fees (excluding consultation) typically range from $700-$1500 for a single-family home or $3750-$6,000 for a 30-unit subdivision or multifamily project. Actual rating costs will depend on the scope of project, type of green measures and required verification, travel costs, change orders, and other considerations. The ranges noted above assume low travel costs, a proficient builder team, and no additional consulting.
What’s involved?
General steps for participating in the GreenPoint Rated program include:
- Builder or project owner contracts with a Certified GreenPoint Rater to verify participating project(s).
- Rater works with the client to identify targeted GreenPoint Rated measures and submits project planning score sheet and application to Build It Green.
- Rater conducts verification at various phases of the project.
- Rater compiles documentation, calculates score, and submits final results to client and to Build It Green for rating certificate.
